Guest & Reservation Policies



Rio Tierra Casitas is a unique enclave of guest houses with amenities, charm and attention to detail you won't find in a motel.

We live right on the property. With just three units, cancellations greatly affect us, along with the policies outlined below. 

Our casita community is smoke-free environment.

We are unable to accommodate small children...and, while we love pets, we unfortunately cannot accommodate them.

With elaborately appointed quarters, guests are responsible for any damage, replacement, abuse, excessive cleaning or loss to private property.  For our protection, a credit card will be on file in lieu of a security deposit 

We will try to accommodate reasonable requests that may differ from our policies.

Group gatherings for parties, receptions, luncheons or cookouts, contact us for Rates & Space. We cater to your special needs.

Facilities are negotiated for hourly or daily use, size of group, amenities required, etc.

Our Policies
	PETS/SMOKING/CHILDREN:	Our casita community is a smoke-free and pet-free.
	RATES:	We offer reduced rates for Treatment Center families. All rates are for double occupancy. Each additional person is $20 per day. Bookings for 2-3 weeks may be discounted from weekly rate. Rentals under 30 days are subject to local sales tax. Checks are welcome with a 5% discount on daily or weekly rates.
	RESERVATIONS:	A 50% deposit may be charged in advance for all reservations. Please telephone to make final booking arrangements.
	PAYMENT:	Visa, Mastercard, Personal Checks, Travelers Checks, Good Clean Cash, Silver, Gold, or a Darn Good Horse
	CONFIRMATION:	Written confirmation for bookings will be sent via E-mail or Fax.
	CANCELLATION:	Cancellations made at least 15 days prior to scheduled arrival will receive a full refund of deposit --less a $25 service fee. Cancellations made less than 15 days of scheduled arrival may receive a refund if dates can be re-booked. Guests reserving two or more casitas are subject to a 30 day cancellation policy to receive a full refund--less a $50 service fee.
	NO-SHOWS:	Will be charged the full cost of guesthouse reservation.
	EARLY DEPARTURE:	Early departures will be charged for total days booked.
	CHECK-IN:	From 3:00 pm to 7:00 pm. Please pre-arrange for late arrivals. Arrivals after dark will need special directions.
	CHECK-OUT:	Check out time is 11:00 am.
